House Rules & Property Policies

Welcome to your stay! Please review the following rules and regulations carefully. These guidelines are in place to protect our home, ensure a safe and pleasant stay for all guests, and preserve our property and systems. We appreciate your cooperation. We have a mandatory brief orientation upon arrival at the property. We use a black light before and after each guest to ensure cleanliness. Though we do everything possible to keep clean we are a farm home, we do experience rodents and insects, and we want you to inform us immediately to mitigate this for a comfortable stay.

Please be advised that this page is an agreement that needs to be agreed to and signed upon booking.

Security Notice

Please be advised that security cameras are employed outside only.

We operate on a well and septic system. Please follow these mandatory instructions:

  • No food down the sink drain.
  • Garbage disposal is for minutia only.
  • No feminine hygiene products may be flushed.
  • Use toilet paper sparingly — avoid excessive amounts in one flush.
  • If you clog the plumbing, you will be responsible for the service call.
  • Do not use bleach, OxiClean, Tide pods, or any chemical cleaners.
  • We have provided septic-safe laundry soap.
  • Chemicals will damage the septic system and drain fields.
  • Dishwasher Reminder: The heated dry cycle must be turned off for each use. Push the heated dry button until the light goes out.

Please hand wash these items: Pots, pans, and good knives.

  • If you are not familiar with building or operating a fire, please do not use the fireplace without help, please contact Jena next door.
  • The flue pull chain is fragile and must be handled with care.
  • Return the fireplace screen after adding wood or adjusting the fire.
  • Do not smoke, cook, or roast marshmallows over the fireplace. (Yes, it’s happened!)
Furniture

Please do not move our furniture or take furniture outside, we provide outdoor furniture. Contact the host if more is needed.

We are dog lovers. Our policy is strict to maintain a clean organic, and welcoming environment:

  • The kennel is the only place on the property where your dog can use the potty. You can walk your animal off the property to use the potty if wanted.
  • Kennel clean-up is provided for you.
  • No pets on furniture or beds at any time.
  • Pets may not be left unattended for longer than 4 hours.
  • You are responsible for any damage caused by scratching, chewing, or other pet behavior.
  • We use black lights before and after every guest to ensure cleanliness.
  • Absolutely no smoking inside the home.
  • Smoking outside permitted beyond 10 feet from doors and windows.
  • A smoking receptacle is provided at the corner of the garage.

Check In @ 4 pm – Check Out @ 10 am (unless prior arrangements are made in writing).

  • Strip sheets and pillowcases and place them in the laundry basket. (Do not include shams, blankets, or bedspreads unless soiled.)
  • Place all dirty towels, including kitchen towels, in the laundry.
  • Gather all trash and place it in the large black receptacle in the driveway.
  • Wash and put away dishes, or load and run the dishwasher.
  • Close all windows securely.
  • Press the Lockey button when you exit.

Peace of Mind Insurance

(non-refundable and required)

 

To give our guests peace of mind we offer three levels of coverage against damages

 

$50  provides up to $500 towards damages

$75 provides up to $750 towards damages

$100 provides up to $1000 towards damages

 

Damages in excess of the insured amount will be billed to guests.



Cancellation Policy

 

30 days or more prior to stay and within in 72 hours of booking–100% refund

 

29 through 15 days prior to stay and within 24 hours of booking–50% refund

 

14 days or less from booking–0% refund
